THE STARTING POINT

A fresh view, at any stage.

You may be considering a purchase, taking over a recently renovated house or seeking an assessment of one you have owned for ten years. A polished finish does not always reveal the quality beneath it. Familiarity can leave certain questions unasked.

Before the visit, we discuss what you would like to understand and agree the scope. Available documents, previous repairs and the knowledge of those familiar with the property help us identify where to look more closely.

THE VISIT

Look beyond the finish.

We examine visible condition alongside earlier repairs, maintenance and the way the house is used. Moritz considers workmanship and signs of wear, noting what can be established, what remains uncertain and where further investigation is needed.

The agreed scope may cover a whole house and its grounds or the private interior of an apartment. Shared facilities remain within the community’s remit. Where a question calls for a surveyor, architect, engineer or another specialist, we identify the expertise required.

THE WRITTEN ASSESSMENT

Priorities, with reasons.

You receive a written account of our observations and the questions still to be resolved. It distinguishes what needs attention now, what can be planned and what should be monitored. Each priority is accompanied by the reasoning behind it.

Where further advice is needed, we set out the question it should address. The assessment provides a basis for discussing work with the people you already trust, commissioning an additional examination or deciding whether you would like Brunnhoff & Partners to take matters further.

THE ARRANGEMENT

A separate piece of work.

The First Reading is commissioned separately, with its scope and fee agreed before the visit. The written assessment belongs to you and does not commit you to an ongoing service.

Our findings reflect what we can observe and establish within that scope. They do not replace a building survey or specialist professional advice. If you subsequently appoint Brunnhoff & Partners for an ongoing service, the fee for The First Reading is credited against that engagement.
