Brunnhoff & Partners
The office behind your home.
Residential Intelligence for Significant Homes in Mallorca.
What we learn stays.
A decision about your house should not disappear into someone’s inbox. The House File records the work, the people involved and the reasons for each decision. It belongs to you. Each month, The Owner’s Brief sets out what has changed and where your attention is needed.

Care, clearly defined.
The houses already entrusted to us are cared for as whole properties, including their grounds. In a residential community, our responsibility is the private interior; shared facilities remain with its own team. We work with the people you already trust, coordinate repairs and improvements, and prepare the house or apartment for your arrival.
I am not in Mallorca all the time, so being able to rely on things from a distance matters to me. I never have to chase anything, or ask. Brunnhoff & Partners do not simply take on individual tasks, they hold the threads together and represent the owner’s interests on the ground.

The people behind the work.
At the Arlberg Hospiz in the Austrian Alps, Lars Brunnhoff was entrusted with twenty-five substantial apartments and chalets in private ownership. Eight years in the operations of leading Amsterdam hotels and private foundations also inform his work. Moritz combines the judgement of a former construction manager with a practical eye for furniture and interiors. Lars remains the owner’s personal point of contact, coordinating the work and attending to the arrangements for each stay.

A closer look, when it is useful.
Some questions deserve time in the house before anyone proposes a solution. The First Reading is a separately commissioned visit and written assessment. It identifies what needs attention, what requires further investigation and which decisions can wait. The assessment belongs to you, whether or not we continue together.
